Roof replacement cost in the U.S. is almost always discussed per square foot — or per “square,” which is 100 square feet of roof area. A single national range that mixes 3-tab overlays with steep designer roofs is useless for budgeting. Narrow the job type first, then multiply.

Asphalt still dominates residential work

Most American homes still re-roof with asphalt shingles because the material is familiar to crews, insurers, and inspectors. Architectural (laminate) shingles are the default mid-market choice. 3-tab products cost less up front but often look flatter and may not match neighborhood expectations. Premium or designer lines raise both material and labor.

Labor, tear-off disposal, and access can move the number as much as the shingle brand.

Tear-off, pitch, and stories

  • Tear-off adds dumpster, labor, and deck repair risk under old layers.
  • Steep pitches slow production and may require extra safety gear.
  • Second-story and cut-up roofs (valleys, dormers, skylights) raise waste and time.
  • Underlayment upgrades, ice-and-water shield, and ventilation fixes show up as change orders.

Use the filters to pick shingle grade, tear-off depth, and roof complexity. The estimator then applies a tighter per-square-foot band and multiplies by your roof area. For metal or flat systems, use the dedicated calculators linked below — those jobs price differently than asphalt.
